About the Role:
ViaR Recruitment is excited to offer an excellent opportunity for a dedicated and skilled Building Surveyor to join a dynamic team responsible for the inspection, repair, and maintenance of Council-owned commercial properties. This role provides a chance to make a real impact by ensuring the safety, upkeep, and continuous improvement of properties in line with high standards.
As a Building Surveyor, you will oversee the planning, specification, and delivery of both planned and ad hoc maintenance works. Your expertise will contribute to effective contract management, ensuring that repairs and maintenance projects are completed on time, within budget, and to the required quality.
Key Responsibilities:
- Inspect and provide recommendations for the maintenance of Council properties, including listed buildings and those in conservation areas.
- Prepare specifications, repair orders, and contract documents for works.
- Supervise internal and external contractors, ensuring performance meets the required standards.
- Conduct thorough inspections of completed works and manage snagging processes.
- Act as Contract Administrator using JCT standard forms of contract.
- Prepare and monitor programmes of work to ensure timely project delivery.
- Carry out and vet risk assessments, ensuring compliance with health and safety regulations.
- Provide advice on Construction (Design and Management) (CDM) regulations and offer support on CDM projects.
What We’re Looking For:
- A degree in Building Construction/Surveying (preferred) or equivalent professional qualifications/experience.
- Proven experience in the facilities management or construction industry, with expertise in contract supervision and administration.
- Strong knowledge of building construction, health and safety legislation, and building regulations.
- Excellent communication, negotiation, and organisational skills.
- Proficiency in IT systems and familiarity with preparing tender documentation.
- A methodical approach, with the ability to meet tight deadlines and prioritise workloads.
- A full, valid UK driving licence.
Desirable Skills:
- Familiarity with CDM regulations.
- Previous experience conducting stock condition surveys of commercial properties.
